Desktop & retrospective appraisals — no property visit

Real Estate Appraiser in Ventura County, California

Ventura County has kept more of its farmland than any coastal county south of it, and that decision shows up in appraisal work constantly. Lemon and strawberry ground presses right up against subdivision boundaries, and growth ordinances hold the line. I appraise here on a desktop basis, without a property visit, principally for estate, trust and dissolution matters.

Ventura County at a Glance

The coastal plain holds Oxnard, Port Hueneme and the city of Ventura, where beach bungalows, Channel Islands Harbor and Mandalay Bay waterfront homes with private boat slips, large mobile home park communities and post-war tract housing all coexist within a few miles. Inland and east, the Conejo Valley cities of Thousand Oaks, Newbury Park and Westlake Village were planned in the 1960s and 1970s and read as suburban Los Angeles, while Simi Valley across the hills has its own tract eras and a distinct commute orientation. The Santa Clara River Valley, running through Santa Paula and Fillmore, stays agricultural, with packing-house-era homes and orchard parcels. Ojai sits in its own basin, with ranchettes, horse property and architecture that buyers pay for specifically. Camarillo, Somis and the Las Posas hills mix hillside custom homes with avocado and citrus ground. Assignments from the county lean toward decedents' estates and trust administration, divorce, Proposition 19 transfers, and occasional litigation support. Because the county is physically compartmented by ridges and river valleys, submarket boundaries are unusually firm, and a sale three miles away may belong to a different market.

What I Account For Here

The county's Save Open Space and Agricultural Resources ordinances, plus city-level growth boundaries, limit where development can go, and that scarcity is priced into lots inside the line. Williamson Act and agricultural preserve contracts cover a great deal of the Santa Clara River Valley, the Oxnard Plain and the Las Posas hills, so orchard and row-crop contributory value has to be separated from the residence and from any restriction on resale. Waterfront homes in Channel Islands Harbor and Mandalay Bay carry dock and slip rights that need separate treatment. Coastal flood and tsunami inundation mapping affects the Oxnard and Ventura shoreline. Fire history matters: the Thomas Fire burn scar brought debris flow and very high severity mapping into the Ventura and Ojai front country, and insurance availability follows it. Ojai and Somis acreage runs on wells and septic. Mobile home parks split sharply between resident-owned and leased land. Accessory dwellings are common on the older deep lots.

Courts, Assessor and Recorder

Filings are made in the Superior Court of California, County of Ventura. All probate matters are filed and heard at the Juvenile and Probate Courthouse in Oxnard. Family law is heard at the Hall of Justice, 800 South Victoria Avenue in Ventura, where the family law clerk's office and Family Court Services are located. Assessment records come from the Ventura County Assessor and recorded instruments from the Ventura County Clerk-Recorder.

Scope of Service in Ventura County

Ventura County assignments are desktop and retrospective valuations. No one from my office walks the property. I work from assessor and recorder data, listing and closed-sale records with photographs, aerial and street imagery and permit files, and the report states that scope openly so a trustee, attorney or judge can weigh it accordingly.
