Rental & Income Analysis in California

Income-producing residential property raises valuation questions a single-family analysis does not reach: what the units would rent for at market, how actual rents compare, and what that spread does to value. I prepare market rent and income analysis alongside, or instead of, a value opinion.

Rental & Income Analysis — California real estate appraisal

Market Rent Versus Contract Rent

A building rented well below market is worth something different from an identical building at market, and the gap matters differently depending on why you are asking. I document market rent from comparable rentals and set it against the actual rent roll so the difference is visible rather than buried.

Two-to-Four Unit Valuation

Duplexes, triplexes and fourplexes are appraised as residential property but respond to income in a way single-family homes do not. Desktop two-to-four unit appraisals are $549 and Standard two-to-four unit appraisals, including interior inspection of every unit, are $799.

Family-Law and Estate Uses

Rental analysis comes up constantly in divorce, where imputed income from a property is contested, and in estates holding rental property that beneficiaries need valued and sometimes managed or sold. The analysis is written to be usable by counsel.

Rent Control and Local Ordinances

Several California jurisdictions regulate rent increases and tenancy, and those rules bear directly on both achievable rent and value. Where a property sits under such an ordinance, the report addresses it rather than assuming market rent is attainable.

Where I Can Take This Assignment

Two counties — San Diego and Riverside — I cover in person, which opens up the inspection-based report types. Everywhere else in California I work by desktop appraisal, and that reaches every one of the state's 58 counties. This site carries dedicated pages for 126 communities in 17 of them.

Getting a Figure From Me

The schedule opens at $299 and I pin down your number before any work begins. The whole fee schedule is published here; alternatively, describe the property and why you need it valued and I will come back with a price.
