Solano sits in the gap between the Bay Area and Sacramento, and it is pulled by both. An appraiser working here has to decide which direction a given neighborhood faces before choosing comparables. I handle desktop and retrospective assignments throughout the county, with no property visit, mainly for estate, trust and dissolution matters.
Solano County at a Glance
Vallejo and Benicia are the county's oldest cities and still its most architecturally interesting: Vallejo holds a large stock of Victorians, Craftsman bungalows and hillside post-war housing built around Mare Island, while Benicia's downtown core preserves nineteenth century cottages near the waterfront. Fairfield and Suisun City form the government and military center, with Travis Air Force Base driving a steady relocation market, extensive post-war and 1980s tract housing, and the Green Valley and Cordelia hills offering newer custom and view development. Vacaville runs north along Interstate 80 with its own tract eras and newer bonded subdivisions, plus the Pleasants Valley and English Hills acreage behind it. Dixon stays a farm town with surrounding row-crop ground. Rio Vista anchors the Delta end, with waterfront property, older river-town housing and a large age-restricted community. Suisun Valley grows wine grapes and orchards, and the Montezuma Hills carry ranchland and wind turbines. Assignments are predominantly date-of-death and trust valuation, with divorce and bankruptcy filings and periodic relocation and pre-sale work tied to the base. Market behavior varies more by commute orientation than by physical similarity.
What I Account For Here
Travis Air Force Base shapes a real submarket: aircraft noise contours and compatible-use zoning affect parts of Fairfield and Suisun City, and the rental and resale cycle follows duty rotations rather than local employment. Vallejo's older stock carries deferred maintenance, foundation and seismic retrofit questions, and condition spread within a single block can be wide. Benicia's historic core has design oversight. Green Valley, Suisun Valley and the Pleasants Valley hills hold Williamson Act contracts, vineyard and orchard plantings that need contributory analysis, plus wells and septic. Rio Vista and the Delta margin bring levee proximity and flood mapping; the age-restricted community there draws from a separate buyer pool. Newer Vacaville and Fairfield tracts carry community facilities district debt. The county's attached-housing inventory is modest, so condominium work often requires crossing city lines. Montezuma Hills wind leases affect some rural parcels.
Courts, Assessor and Recorder
Filings go to the Superior Court of California, County of Solano. Estate and trust matters are heard in the probate department at the Old Solano Courthouse, 580 Texas Street in Fairfield, with probate filings and ex parte applications handled at the Hall of Justice, 600 Union Avenue, Fairfield; family law matters are also heard in Fairfield, and the court maintains the Solano Justice Building in Vallejo. Records come from the Solano County Assessor/Recorder.
Scope of Service in Solano County
Work in Solano County is desktop and retrospective only, completed without entering the property. I do not represent otherwise anywhere in the report. Assessor and recorder data, listing and sale histories with photographs, permit files and anything the client or occupant can send me form the record, and my extraordinary assumptions are disclosed.
