Palmdale occupies the southern end of the Antelope Valley, pressed up against the San Andreas rift zone and the north slope of the San Gabriels. West Palmdale, roughly west of the 14 and up toward Rancho Vista and the Anaverde basin, holds the newest and largest product: 1990s through 2000s tract development, some of it on rising ground with views across the valley, plus the Anaverde master-planned area with its own assessment structure. East Palmdale, out toward 25th East and Pearblossom Highway, is predominantly 1970s through 1990s tract housing on consistent lots, the most uniform segment in the city. Central Palmdale around the Civic Center and the original Palmenthal townsite carries older and smaller stock on compact parcels, along with most of the city's multifamily. Desert View Highlands, an unincorporated pocket on the south side, and the foothill margins toward Leona Valley and Portal Ridge hold large-lot and semi-rural property, frequently on well and septic. What Anchors the Area
Air Force Plant 42, where Lockheed Martin, Northrop Grumman and Boeing all operate, is the economic foundation of the city, with Palmdale Regional Medical Center and the Palmdale School District and Antelope Valley Union High School District following. The Antelope Valley Mall, the Palmdale Playhouse, DryTown Water Park and Marie Kerr Park are the civic landmarks, and Devil's Punchbowl Natural Area and Lake Palmdale sit at the edges. The Metrolink Antelope Valley Line terminates at the Palmdale Transportation Center, and the 14 freeway runs through the middle of the city.
