No single market description covers the city of Los Angeles, and I do not pretend otherwise in a report. The city runs from the harbor at San Pedro to the north end of the San Fernando Valley, takes in a narrow corridor along Western Avenue to hold the two halves together, and contains well over a hundred recognized neighborhoods that trade independently of one another. My job on a Los Angeles assignment is to identify which of those markets the subject actually sits in before anything else.
How Property Trades in Los Angeles
The city's housing stock spans nearly every era of California construction. Craftsman and Victorian survive in West Adams, Angelino Heights and parts of Boyle Heights and Highland Park. The 1920s produced the Spanish Colonial and period revival fabric of Hancock Park, Windsor Square, Los Feliz and the hillside canyons. Postwar tract development built out the San Fernando Valley in volume, from Van Nuys and Reseda to Northridge and Granada Hills, mostly on level lots with consistent plans. The Westside layers postwar bungalows in Mar Vista, Palms and Westchester against newer teardown-and-rebuild product. South Los Angeles holds small early stock on compact parcels with heavy owner-occupancy. Downtown, Koreatown and the Wilshire corridor carry the bulk of the high-density and adaptive-reuse condominium inventory. Hillside areas — Beverly Crest, Mount Washington, Silver Lake, the canyons — trade on view, pad and access rather than plan. Citywide, the forces that actually move value are school attendance boundaries, hillside buildability, rent-control status on multifamily, and whether a parcel can support an accessory dwelling unit.

What Anchors the Area
Employment anchors span the harbor complex at San Pedro and Wilmington, downtown government and finance, the Century City and Wilshire office corridors, UCLA and USC, Cedars-Sinai and the county hospital system, and the studio and production economy spread across Hollywood and the Valley. LAUSD serves most of the city, with its boundaries acting as a real pricing factor. Metro rail now reaches Downtown, Hollywood, Koreatown, North Hollywood, Crenshaw and the Expo corridor. Griffith Park, the Santa Monica Mountains, the Arroyo Seco and the Venice and Dockweiler shorelines are the open-space landmarks.
Valuation Issues Specific to Los Angeles
Because the city is this varied, the comparable search has to be drawn tightly and defended. I will not cross a canyon, a freeway or a school boundary for a comparable without explaining the adjustment. Rent control under the city ordinance changes the economics of two-to-four-unit property and must be identified from year built and permit history. Hillside lots need pad and access analysis, because recorded lot area overstates what is usable. Accessory dwelling units are now common and inconsistently recorded, so I verify them from permits and photographs rather than assessor square footage. On a desktop assignment I state which sources established condition, and disclose anything I had to assume.
How I Serve Los Angeles
Los Angeles sits in Los Angeles County. Outside San Diego and Riverside Counties I work by desktop appraisal rather than in person — a full USPAP-compliant analysis built from public records, MLS data and photographs you supply, with that scope disclosed in the report. It is the standard instrument for out-of-area estate, trust and retrospective assignments, and it is not suitable for every purpose. I will tell you which you have before you order.
Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Los Angeles's own comparable evidence rather than on a county-wide average.
