Lancaster's inventory sorts mostly by era and by which side of the city a tract sits on. West Lancaster, out toward 60th and 70th Street West and up around Quartz Hill, holds the larger and newer single-family product: 1990s and 2000s tracts on wider lots, some with view orientation toward the Tehachapis and the San Gabriels. Central Lancaster around the Lancaster Boulevard corridor and the Old Town area carries the oldest fabric, including pre-war and 1950s cottages on small parcels, plus the city's concentration of older multifamily. East Lancaster, past Division Street toward Challenger Way, is largely 1970s through 1990s tract development on uniform lots and is the most consistent part of the market. Edwards Air Force Base, the Northrop Grumman and Lockheed operations at Air Force Plant 42 in neighboring Palmdale, Antelope Valley Hospital and Antelope Valley College are the dominant employers. The BLVD cultural district on Lancaster Boulevard, the Antelope Valley California Poppy Reserve west of town, the Prime Desert Woodland Preserve and the Lancaster JetHawks stadium are the local landmarks. Lancaster is served by several elementary districts and the Antelope Valley Union High School District. The 14 freeway and the Metrolink Antelope Valley Line station downtown carry the long commute south.
Valuation Issues Specific to Lancaster
Distance is the practical problem in the Antelope Valley, and desktop valuation suits it well — the record here is good and the tract housing is consistent enough to bracket reliably from MLS and public data. The judgment calls are elsewhere. Service availability matters: a parcel on well and septic at the city edge does not compare to one on municipal water and sewer. Large-acreage rural residential needs land analysis separate from the dwelling. Manufactured housing requires determining whether a unit is on a permanent foundation and whether it has been converted to real property. Solar lease versus owned systems are common on newer tracts. High wind exposure and the flood mapping along the dry washes also warrant mention.
