Three hundred and some square miles, more than a hundred recognized neighborhoods and forty-odd residential ZIP codes — the city of San Diego is not one market and I do not treat it as one. A 1912 Craftsman in Golden Hill, a 1955 ranch in Serra Mesa, a 2019 downtown high-rise condominium and a two-acre parcel in Del Mar Mesa all carry a San Diego address. The work is in choosing the right few blocks.
How Property Trades in San Diego
Construction eras map onto geography cleanly. The oldest stock rings Balboa Park and the downtown mesas — Golden Hill, South Park, Sherman Heights, Mission Hills — with 1890s through 1930s architecture, historic districts, alley lots and strong redevelopment pressure. Postwar expansion filled Clairemont, Serra Mesa, Linda Vista, Allied Gardens, Del Cerro, San Carlos and Point Loma with 1950s and 1960s single-story tracts. The 1970s and 1980s pushed north and east into Mira Mesa, Tierrasanta, Scripps Ranch, Rancho Peñasquitos and Paradise Hills. From the 1990s forward the city's growth concentrated in master-planned North City — Carmel Valley, Torrey Highlands, Black Mountain Ranch — and in downtown high-rise and Mission Valley mid-rise construction, both of which brought large attached inventories with widely varying association structures. Coastal communities carry view and permitting premiums; the southeastern neighborhoods carry older, smaller stock with high ADU activity; Otay Mesa and the border corridor carry industrial adjacency. San Diego Unified serves most of the city, with Poway, San Ysidro and Sweetwater districts at the edges.

What Anchors the Area
Balboa Park, the harbor and Embarcadero, Mission Bay Park, Mission Trails Regional Park and seventy miles of coastline define the city's public realm. Employment spans the Navy and Marine Corps installations, the Torrey Pines and UC San Diego research corridor, Sorrento Valley and Kearny Mesa, downtown's legal and financial district, Mission Valley's retail and office base, and the hospital systems at Scripps, Sharp, UCSD Health and Rady Children's. The trolley's Blue, Green and Orange lines, the COASTER, three interstates and San Diego International Airport handle movement.
Valuation Issues Specific to San Diego
Neighborhood definition is the whole job in a city this large. I identify the specific community plan area and the block-level market, and I do not reach across a canyon or a freeway for a comparable unless I explain why. Historic district status, Mills Act contracts, coastal-zone jurisdiction, airport and military noise contours, and accessory-unit permit history all come up constantly and all get verified. Condominium work requires project-level analysis of dues, reserves and litigation. On older stock I measure rather than trust records, and on hillside lots I separate view and usable-yard contribution from gross site area.
How I Serve San Diego
San Diego sits in San Diego County, one of the two counties where I work on the ground. That means the full range of products is available here, including the in-person Standard appraisal that the IRS requires for improved residential property.
Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on San Diego's own comparable evidence rather than on a county-wide average.
