Best known for the oversized concrete lemon standing beside the trolley tracks, Lemon Grove is a compact city of under four square miles between La Mesa, Spring Valley and San Diego. It was citrus land, then a 1920s and postwar bungalow town, and it incorporated in 1977 largely to control its own planning. Small size and a modest price point make it one of the busier markets I work in East County.
How Property Trades in Lemon Grove
The inventory is older and smaller than its neighbors. The bulk of the detached stock is 1920s through 1960s: Spanish Revival and Craftsman bungalows in the older streets near Main Street and Lemon Grove Avenue, then 1950s single-story tract houses spreading north toward Massachusetts Avenue and east toward Skyline Drive. Lot sizes are generous relative to house size across much of the city, which has made Lemon Grove unusually active for accessory dwelling unit construction and garage conversions. There is a meaningful two-to-four-unit and small apartment inventory along Broadway and Federal Boulevard, and several mobile home parks. Topography matters on the eastern and southern edges, where streets climb toward Dictionary Hill and the San Miguel foothills and view lots appear. Little of the city is HOA-governed and new subdivision activity is minimal, so value changes come from remodeling, added square footage and added units rather than from new tracts. La Mesa-Spring Valley School District and Grossmont Union High serve the city.

What Anchors the Area
The Big Lemon, Lemon Grove Park and the annual Bonita Fest-adjacent civic events set the local tone. The Orange Line trolley station on Broadway gives direct rail access to downtown San Diego in about twenty minutes, and State Route 94 runs the northern edge. Employment is largely local retail, automotive and service trades, with Sharp Grossmont, downtown San Diego and the Naval Base San Diego corridor all within a short commute. San Altos, Monterey Heights and Golden Avenue elementary campuses serve the neighborhoods.
Valuation Issues Specific to Lemon Grove
Lot utility drives more value here than in most East County cities, because so many parcels can accept an accessory unit and the market has begun pricing that in. I verify permits on every added unit and converted garage — unpermitted space is common in this inventory and cannot be counted as living area. Measured square footage often differs from assessor records on the older bungalows. On the eastern slopes I separate genuine view lots from flat interior sales. For small multifamily I reconcile contract rents against market and address deferred maintenance explicitly, since much of that stock is at or past fifty years old.
How I Serve Lemon Grove
Lemon Grove sits in San Diego County, one of the two counties where I work on the ground. That means the full range of products is available here, including the in-person Standard appraisal that the IRS requires for improved residential property.
Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Lemon Grove's own comparable evidence rather than on a county-wide average.
