Orange Property Appraisal — Orange County, CA

The one-square-mile district around the Plaza in Old Towne Orange is the largest National Register historic district in California, and it anchors a city that otherwise reads as postwar and later suburban. From the Plaza the city runs east into the Santiago foothills, taking in a few unincorporated pockets it never absorbed. That combination — a protected historic core, broad tract development, and semi-rural acreage on the east side — makes Orange one of the more varied small cities in the county.

How Property Trades in Orange

Old Towne is the defining submarket: Victorian, Craftsman, bungalow and early Spanish houses on the original grid, inside a district where exterior alterations face design review and Mills Act contracts are common. Buyers there pay for architectural integrity and street character, and the comparable pool is effectively the district itself. West and southwest of the Plaza the city is 1950s and 1960s tract housing on level lots, consistent and straightforward to bracket, running toward the Garden Grove and Santa Ana lines. The area around the medical center and Chapman University carries a dense mix of older single-family converted to rentals and small multifamily, with student demand shaping the income side. East Orange climbs: Orange Hills and the Santiago Hills tracts are 1970s through 1990s hillside subdivisions on graded pads, with view orientation, planned-development HOAs and some Mello-Roos. Orange Park Acres, an unincorporated enclave inside the city, is large-lot equestrian property with horsekeeping rights and a distinct market of its own. El Modena and Olive are older unincorporated pockets with their own fabric.

What Anchors the Area

Chapman University and the UCI Medical Center campus, formerly the county hospital, are the largest institutional employers, with Children's Hospital of Orange County and St. Joseph Hospital just across the Santa Ana line. The Orange Plaza, the Orange Metrolink station on the Orange County Line, the Village at Orange and the Block at Orange are the commercial anchors. Orange Unified serves the city and several neighbors. Irvine Regional Park, Santiago Oaks Regional Park, Peters Canyon and Irvine Lake sit along the eastern edge, and the 22, 55 and 57 freeways meet near the city center.

Valuation Issues Specific to Orange

Old Towne requires its own treatment. I confirm contributor status and any Mills Act contract from city and county records, because both affect marketability and tax basis, and I keep the comparable set inside the district. Orange Park Acres is a land-driven market where horsekeeping entitlement, parcel size and access matter more than the house, so flat tract sales are not usable there. The hillside tracts need pad area, slope ownership and HOA and assessment detail. In the older rental areas near Chapman, legal unit count and permitted square footage frequently diverge from what is advertised, and I verify from permits. Without a visit, the report names the sources that established condition.

How I Serve Orange

Orange sits in Orange County. Outside San Diego and Riverside Counties I work by desktop appraisal rather than in person — a full USPAP-compliant analysis built from public records, MLS data and photographs you supply, with that scope disclosed in the report. It is the standard instrument for out-of-area estate, trust and retrospective assignments, and it is not suitable for every purpose. I will tell you which you have before you order.

Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Orange's own comparable evidence rather than on a county-wide average.
