Anaheim Property Appraisal — Orange County, CA

German vintners laid out Anaheim in 1857, and the original colony grid still sits at the center of a city that now stretches east into the Santa Ana Canyon foothills. Between those two ends sit the resort district, the stadium and arena area, and roughly fifty square miles of postwar and later subdivision. The spread in property types across one city line is wide enough that a Prop 19 or family-transfer valuation here needs the submarket pinned down before anything else.

How Property Trades in Anaheim

Anaheim holds four or five genuinely different markets. The Anaheim Colony Historic District and the surrounding downtown blocks carry Victorian, Craftsman and early Spanish houses on the original deep lots, with historic designation and preservation incentives attached to many of them. West Anaheim, out toward Beach Boulevard and the Buena Park line, is almost entirely 1950s and 1960s tract housing on level lots, the most consistent and most readily bracketed part of the city. Central and south Anaheim near the resort district mix older single-family with a heavy concentration of apartment and small multifamily property serving the hospitality workforce. The Platinum Triangle around Angel Stadium and the Honda Center is where the newer high-density attached inventory sits, built from the 2000s onward with HOA structures and amenity sets unlike anything else in Anaheim. Anaheim Hills, east of the 55 up into the canyon, is a separate market altogether: 1970s through 1990s hillside subdivisions on graded pads with view orientation, larger houses, planned-development HOAs and in places Mello-Roos. Value swings hardest on which of these a parcel sits in.

What Anchors the Area

Disneyland Resort and the Anaheim Convention Center make the resort district one of the largest hospitality employment centers in the state, with Angel Stadium, the Honda Center and the ARTIC transit hub clustered to the east. Anaheim Regional Medical Center and the Anaheim Canyon industrial district add to the employment base. The city is served by Anaheim Elementary, Magnolia and Orange Unified districts plus the Anaheim Union High School District, and the boundaries matter to buyers. Oak Canyon Nature Center, Deer Canyon Park and the Santa Ana River trail sit on the east side.

Valuation Issues Specific to Anaheim

The hills and the flats are the dividing line, and I do not cross it for comparables. Anaheim Hills properties sit on engineered pads where usable area, slope ownership, view and HOA and Mello-Roos obligations are the controlling variables. In the older flats the issues are converted garages, additions that never reached the assessor, and accessory dwelling units built under recent state law. Historic contributor status in the Colony district needs confirming from city records. The Platinum Triangle attached product has to be compared within itself. Because these assignments are performed without a site visit, I document which records, listings and client photographs established condition as of the effective date.

How I Serve Anaheim

Anaheim sits in Orange County. Outside San Diego and Riverside Counties I work by desktop appraisal rather than in person — a full USPAP-compliant analysis built from public records, MLS data and photographs you supply, with that scope disclosed in the report. It is the standard instrument for out-of-area estate, trust and retrospective assignments, and it is not suitable for every purpose. I will tell you which you have before you order.

Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Anaheim's own comparable evidence rather than on a county-wide average.
