Clairemont Property Appraisal — San Diego County, CA

San Diego's largest postwar subdivision started here in 1951, when developers laid winding streets across the mesa between Mission Bay and Interstate 805 instead of the usual grid, deliberately pushing lots onto canyon rims for the views. Seventy-odd years later Clairemont is still mostly what it was built as — single-story three-bedroom houses on flat lots — but the remodel and second-story-addition wave has made the inventory far less uniform than the tract maps suggest.

How Property Trades in Clairemont

The core product is a 1950s or early 1960s single-level house of modest original size, slab or raised foundation, attached single or double garage, on a rectangular lot. Within that baseline, condition and improvement spread is the widest I see anywhere in the central city: untouched original kitchens and single-pane aluminum windows sell in the same month as fully reconfigured open-plan remodels with permitted second stories. Bay Park, on the Morena side, is priced differently again because elevation above Mission Bay produces genuine water views; Bay Ho sits between Bay Park and the freeway with a similar era but less view exposure. North Clairemont and Clairemont Mesa East are deeper inland, larger-lot in places, and more school-driven. Canyon-rim lots along Tecolote, Marian Bear and Rose Canyon command a premium but bring brush management and slope. Condominium and townhome inventory from the 1970s and 1980s clusters near Clairemont Drive and Balboa Avenue and tracks on its own curve. No HOA on the great majority of detached stock.

What Anchors the Area

Clairemont's position is the whole argument: Mission Bay, SeaWorld and the beaches lie west, Interstates 5 and 805 and State Route 52 bound it, and UC San Diego, Sharp and Scripps campuses, Kearny Mesa and Mission Valley employment are each a short drive. San Diego Unified operates Clairemont, Madison and Mira Mesa-adjacent attendance areas plus a cluster of elementary campuses. Tecolote Canyon Natural Park and Marian Bear Memorial Park push real wilderness into the middle of the neighborhood, and the Clairemont Town Square and Balboa Avenue corridors handle retail.

Valuation Issues Specific to Clairemont

Square footage reported by the assessor is frequently wrong here because of unpermitted additions and enclosed patios, so I measure and reconcile rather than accept record data. The second-story addition question matters: a legally permitted vertical addition and a visually similar unpermitted one are not the same asset, and I verify. Bay Park view sales should not be used to support a flat inland Clairemont Mesa East house. Canyon-rim lots need a usable-yard assessment, and the older condominium projects require attention to HOA reserve health and any pending assessment.

How I Serve Clairemont

Clairemont sits in San Diego County, one of the two counties where I work on the ground. That means the full range of products is available here, including the in-person Standard appraisal that the IRS requires for improved residential property.

Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Clairemont's own comparable evidence rather than on a county-wide average.
