No single description covers San Jose, so the submarket is the unit of analysis. Willow Glen, the Rose Garden and Naglee Park hold the city's prewar stock, Craftsman and Spanish Revival houses on tree-lined streets with correspondingly high land values. Almaden Valley and parts of Cambrian Park offer larger 1960s through 1980s homes on bigger lots with hillside and view positions, and Almaden carries the city's strongest school reputations. Blossom Valley, Berryessa, Evergreen and the Alum Rock foothills are dominated by postwar and 1970s tract housing, with Evergreen and Silver Creek adding 1990s and 2000s subdivisions, some gated and some with assessment districts. Downtown, North San Jose and Communications Hill hold the attached and high-density segment, from converted lofts to new towers, each project pricing on its own. School district assignment is the single most powerful geographic variable in the city, and it cuts across neighborhoods rather than following them. Downtown holds the SAP Center, San Jose State University, the Tech Interactive and the San Jose Museum of Art, with Diridon Station serving Caltrain, Amtrak, ACE and VTA light rail. The Winchester Mystery House, Japantown and the Rosicrucian Egyptian Museum are long-standing draws. Alum Rock Park and Almaden Quicksilver County Park bookend the city with open space. Employment includes Adobe, Cisco, Zoom, Western Digital, PayPal and a very large contract-manufacturing and semiconductor base, plus county government and Santa Clara Valley Medical Center.
Valuation Issues Specific to San Jose
The city is too large and too varied to appraise generically, and the first discipline is refusing to search citywide. School district boundaries must be identified before comparables are selected, because two sales a few blocks apart can sit in different districts and price accordingly. Hillside parcels in Almaden and Alum Rock bring slope, geologic-hazard and fire-zone considerations; parts of Alviso and the northern flats sit in flood zones. Remodel depth varies wildly within one tract. Downtown attached product requires project-level comparables and a review of HOA financial condition. These are desk assignments, so district lines, zoning, hazard mapping and permit history come from public records, and I say which conclusions depend on photographs.
