Smallest and most deliberately private of the Coachella Valley cities, Indian Wells incorporated in 1967 specifically so its neighbors could not annex it. Desi Arnaz opened a hotel here in 1957, Eldorado and Indian Wells Country Club had already brought golf in the 1950s, and President Eisenhower kept a house at Eldorado. The city occupies about fourteen square miles between Palm Desert and La Quinta, and nearly all of it is country club.

What Anchors the Area
The Indian Wells Tennis Garden hosts the BNP Paribas Open in the second-largest tennis-specific stadium in the world. Three resort hotels along Highway 111, and the transient occupancy tax they generate, fund an unusual range of resident benefits including golf access programs. Desert Sands Unified serves the city and College of the Desert is next door in Palm Desert. The Santa Rosa Mountains rise immediately south, with the national monument visitor center nearby. Palm Springs International Airport is about twenty-five minutes west, and the city has essentially no commercial or industrial district.

Nothing in Indian Wells can be appraised from outside its own gate. I pull comparables from within the subject's club, and when that is not possible I explain the membership, dues and amenity differences in detail rather than adjusting mechanically. Whether club membership is mandatory, optional, transferable or separately purchased gets verified in writing, because it can be a substantial part of the transaction.
