What Anchors the Area
French Valley Airport, operated by Riverside County, handles general aviation and flight training and is the area's most prominent feature. Most students attend Temecula Valley Unified, with the northwest in Murrieta Valley Unified and a portion in the Menifee and Perris districts. Shopping sits along Winchester Road toward the Promenade mall in Temecula and the Murrieta retail corridor. Interstates 15 and 215 both run within a few miles, which is what made the area commutable. Rancho California wine country lies south and Diamond Valley Lake northeast. The area has no municipal government of its own.
Valuation Issues Specific to French Valley
I never treat French Valley as part of Murrieta or Temecula without saying so. The special assessments are the biggest trap: I verify the community facilities district and any assessment district from the tax bill on both the subject and the comparables, because the difference changes payment materially. Airport compatibility zoning and overflight exposure get addressed where the subject falls inside a mapped zone. Postal addressing in three cities means I confirm the actual census place and attendance area for every sale I use. Remnant acreage and horse property inside the area are appraised against rural comparables rather than tract sales, and I keep the two pools apart.
