Geology is the reason Desert Hot Springs exists at all. The Mission Creek branch of the San Andreas Fault runs beneath the town and separates a hot-water aquifer from a cold-water one, which is why Cabot Yerxa found mineral springs on Miracle Hill in 1913 and why L. W. Coffee founded a spa town here in 1941. At roughly 1,075 feet it sits higher and windier than the valley floor, looking down on Palm Springs from the north side of Interstate 10.
How Property Trades in Desert Hot Springs
Desert Hot Springs is the Coachella Valley's affordability end, and its stock shows it. The bulk of the housing is small — post-war stucco houses, 1980s and 1990s single-story tracts, and a large volume of duplexes and small multifamily buildings put up when vacant lots filled in rapidly. Condition varies more than in any other valley city, and deferred maintenance is common enough that I bracket it carefully. Two specialty markets sit on top of that. One is mineral water: properties with a hot well form a separate class, and they are the basis of the spa hotels and the boutique resort inventory, including the mid-century stock that draws design-minded buyers. The other is master-planned golf and view housing on the western edge — Skyborne and Mountain View Country Estates inside the city, and Mission Lakes Country Club just outside it in unincorporated county territory. The city also permitted large-scale cannabis cultivation and manufacturing, so industrial use sits closer to housing here than elsewhere in the valley, and that proximity matters street by street. Wind, elevation and the Morongo Canyon gap keep the climate meaningfully different from Palm Springs.

What Anchors the Area
Palm Springs Unified serves the city. Cabot's Pueblo Museum preserves Yerxa's hand-built adobe on Miracle Hill, and Two Bunch Palms, Miracle Springs and a string of smaller spa hotels keep the mineral-water economy going. The John Lautner-designed Desert Hot Springs Motel stands just outside the limits. Big Morongo Canyon Preserve is immediately north with Joshua Tree National Park beyond it. The San Gorgonio Pass wind farms stand west along Interstate 10, and Palm Springs International Airport is about twenty minutes south. Palm Drive is the main north-south spine.
Valuation Issues Specific to Desert Hot Springs
Mineral water is the first thing I establish — whether a property has a hot well, what the permit says, and whether the market actually pays for it. Small multifamily is abundant here, so on two-to-four-unit work I rely on rents and expense data rather than only sale price per unit. Condition spreads are wide, and I document actual deferred maintenance instead of applying an average. Proximity to cannabis cultivation and industrial zoning affects some streets and not others, and I say which. Mission Lakes and the western master plans require comparables from inside their own communities. Wind exposure, slope and fault proximity get noted where they bear on insurability.
How I Serve Desert Hot Springs
Desert Hot Springs sits in Riverside County, one of the two counties where I work on the ground. That means the full range of products is available here, including the in-person Standard appraisal that the IRS requires for improved residential property.
Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Desert Hot Springs's own comparable evidence rather than on a county-wide average.
