Where Chino is flat, Chino Hills is not. The city climbs into the Puente and Chino Hills along the Orange and Los Angeles county lines, and that topography is the whole story: it kept the area in ranchland until the 1980s, then made it one of the more expensive addresses in San Bernardino County once the hillside tracts arrived. Incorporation came in 1991, well after most of the grading.
How Property Trades in Chino Hills
Elevation and view set the pricing structure. The hillside master-planned communities built from the mid-1980s through the 2000s dominate the inventory: Rolling Ridge, Butterfield Ranch, Payne Ranch, Fairfield Ranch, Woodview and the Village Crossing area, with Vellano sitting at the top of the range around its private golf course. These are predominantly larger two-story detached homes, often on graded pads with engineered slopes behind them, and the view premium changes materially across a single cul-de-sac. Los Serranos, built around a 1920s golf course, is the oldest residential fabric in the city and reads nothing like the hillside product: smaller older homes on irregular lots, interleaved with newer infill. Carbon Canyon and Sleepy Hollow hold scattered custom and semi-rural parcels on canyon lots with grades and access constraints. Attached townhome and condominium pockets exist near Grand Avenue and Peyton. Chino Valley Unified serves most of the city, and attendance boundaries matter to buyers. Lot size varies enormously, from compact hillside pads to multi-acre canyon holdings.

What Anchors the Area
Chino Hills State Park wraps the western and southern edges with grassland ridgelines and an extensive trail system. The Shoppes at Chino Hills functions as the civic and retail center, next to the Chino Hills Government Center. Vellano Country Club and Los Serranos Country Club provide the two golf anchors. Boys Republic has operated in the city for a century. Most residents commute west on the 71 and 91 toward Orange County or north toward the 60 and 57, which puts Chino Hills in several labor markets at once.
Valuation Issues Specific to Chino Hills
Three things complicate a Chino Hills assignment. View is quantifiable here and must be bracketed, not assumed, because panorama, canyon and no-view pads in the same tract are genuinely different products. Slope matters: usable pad versus descending slope changes the effective site area, and raw lot size from the assessor overstates utility on many hillside parcels. And Los Serranos cannot be adjusted into the hillside market, nor Carbon Canyon into either. Appraising this city from the desk, I build view and slope conclusions from contour data, aerial and oblique imagery, grading-era plats and MLS photographs, then say in writing which of those supported each adjustment.
How I Serve Chino Hills
Chino Hills sits in San Bernardino County. Outside San Diego and Riverside Counties I work by desktop appraisal rather than in person — a full USPAP-compliant analysis built from public records, MLS data and photographs you supply, with that scope disclosed in the report. It is the standard instrument for out-of-area estate, trust and retrospective assignments, and it is not suitable for every purpose. I will tell you which you have before you order.
Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Chino Hills's own comparable evidence rather than on a county-wide average.
